People say “sealcoat” and mean two different things. We do both. We will not pretend they are the same bucket.
1. Driveway and asphalt sealcoating
The pad in front of the house. Oil spots, winter wear, UV. The asphalt gets cleaned first — that is pressure / power washing — then, when it is dry, we apply sealcoat so you are not painting over algae.
2. Roof clear-sealcoat, bundled with a roof wash
After a roof cleaning, a clear sealcoat on the shingles is what adds 5–10 years. It is not a driveway product on a roof. It is not a substitute for washing. Coat over black streaks and you sealed in the organism.
What We Sealcoat
Asphalt driveways
Residential pads. Clean, dry, then coat. We will not seal over a green film.
Parking pads & small lots
House-scale asphalt. Bigger commercial lots — ask and we will tell you if it is in our lane.
Roof clear-seal after a wash
The 5–10 year add-on. Only on a roof we just cleaned, or one that is already clean.
Not concrete stain
Concrete is a different job. See concrete cleaning.
Wash. Dry. Coat. Walk It.
Look at the surface
Asphalt or shingle. Growth, oil, pitch, access. Photo through the estimator is enough to start.
Wash first
Driveway gets cleaned. Roof gets a low-pressure wash. No coating over dirt.
Dry
Sealcoat on wet asphalt or a wet roof is a wasted trip. We wait.
Coat
Driveway sealcoat on the pad. Clear sealcoat on the roof when you want the extra years.
