Price per square foot
Per-square-foot pricing is the number people search for, and it's genuinely useful for sanity-checking a quote you've been handed. It just isn't how most real jobs get priced, because a 200 sq ft walkway and a 200 sq ft section of a 1,000 sq ft driveway cost very different amounts to clean — the small job still needs the same truck, the same setup and the same water hookup.

What moves your price up or down
Pushes the price up
- Height. Two- and three-story elevations mean more setup, more reach equipment and more time. A three-story gable is not the same job as a ranch.
- Years of neglect. A slab cleaned last year rinses off. One that hasn't been touched in ten years has organic growth with roots into the surface pores and needs a longer dwell and a second pass.
- Oil, rust and paint overspray. Each needs its own pre-treatment before the main wash. Old oil may only come up 80–95%, and we say so beforehand.
- Access. No spigot within hose reach, steep or soft ground, gates too narrow for equipment, cars that can't be moved.
- Delicate materials. Historic masonry, chalked aluminum and century-old painted wood all require slower low-pressure methods. See soft washing vs. pressure washing.
Pulls the price down
- Bundling surfaces on one visit. The biggest lever, by a wide margin.
- Regular maintenance. An annual wash is always cheaper per visit than a rescue job every five years.
- Neighbor scheduling. Two or three houses on the same street, same morning — one drive, one setup, lower price for everybody.
- Flexible timing. Booking outside the April–June rush.
Why some quotes come in at half the price
There is a real floor under what this work can cost, and quotes below it usually mean one of three things are missing.
No insurance. This is the big one. If someone is on a ladder over your driveway or on your roof without liability and workers' comp coverage, an accident becomes your problem. Ask for a certificate of insurance before you compare numbers. We'll provide ours before the job starts, every time, without being asked twice.
No surface cleaner. A wand alone on flat concrete leaves the striped "zebra" pattern you've seen on neighborhood driveways — it's permanent-looking for months and it's a dead giveaway that somebody cheaped out on equipment. A rotary surface cleaner cleans edge to edge, evenly.
No detergent. Detergent costs money, so the shortcut is to skip it and compensate with pressure. That's what destroys mortar joints, chalked aluminum siding and shingle granules. The damage shows up months later, when the cheap operator is unreachable.
Four ways to pay less without getting less
- Do everything on one visit. Driveway plus walks plus a house wash on one morning beats three separate bookings by a wide margin.
- Add windows while we're already there. Exterior glass is the cheapest add-on we sell, because the truck, the water and the crew are already on your property.
- Get on an annual cycle. Yearly maintenance washes are quick and cheap; ten-year rescue jobs are neither.
- Organize your street. Get two neighbors to book the same morning and everyone's number drops.
