Price per square foot

Per-square-foot pricing is the number people search for, and it's genuinely useful for sanity-checking a quote you've been handed. It just isn't how most real jobs get priced, because a 200 sq ft walkway and a 200 sq ft section of a 1,000 sq ft driveway cost very different amounts to clean, the small job still needs the same truck, the same setup and the same water hookup.

Working per-square-foot ranges for the Dayton, Ohio market.
Work typePer square footMeasured as
Flat concrete (drives, walks, patios)$0.15 – $0.35slab area
Pavers, brick, stone flatwork$0.25 – $0.50slab area, joints take longer
House washing (soft wash)$0.15 – $0.25wall area, not floor area
Roof soft washing$0.40roof area, roof washes start at $499
Wood deck / fence$0.40 – $0.80surface area, both sides for fence

If a quote you've received works out well under the bottom of these ranges, that's not automatically a bargain, see below.

What moves your price up or down

Pushes the price up

  • Height. Two- and three-story elevations mean more setup, more reach equipment and more time. A three-story gable is not the same job as a ranch.
  • Years of neglect. A slab cleaned last year rinses off. One that hasn't been touched in ten years has organic growth with roots into the surface pores and needs a longer dwell and a second pass.
  • Oil, rust and paint overspray. Each needs its own pre-treatment before the main wash. Old oil may only come up 80–95%, and we say so beforehand.
  • Access. No spigot within hose reach, steep or soft ground, gates too narrow for equipment, cars that can't be moved.
  • Delicate materials. Historic masonry, chalked aluminum and century-old painted wood all require slower low-pressure methods. See soft washing vs. pressure washing.

Pulls the price down

  • Bundling surfaces on one visit. The biggest lever, by a wide margin.
  • Regular maintenance. An annual wash is always cheaper per visit than a rescue job every five years.
  • Neighbor scheduling. Two or three houses on the same street, same morning, one drive, one setup, lower price for everybody.
  • Flexible timing. Booking outside the April–June rush.

Why some quotes come in at half the price

There is a real floor under what this work can cost, and quotes below it usually mean one of three things are missing.

No insurance. This is the big one. If someone is on a ladder over your driveway or on your roof without liability and workers' comp coverage, an accident becomes your problem. Ask for a certificate of insurance before you compare numbers. We'll provide ours before the job starts, every time, without being asked twice.

No surface cleaner. A wand alone on flat concrete leaves the striped "zebra" pattern you've seen on neighborhood driveways, it's permanent-looking for months and it's a dead giveaway that somebody cheaped out on equipment. A rotary surface cleaner cleans edge to edge, evenly.

No detergent. Detergent costs money, so the shortcut is to skip it and compensate with pressure. That's what destroys mortar joints, chalked aluminum siding and shingle granules. The damage shows up months later, when the cheap operator is unreachable.

Four ways to pay less without getting less

  1. Do everything on one visit. Driveway plus walks plus a house wash on one morning beats three separate bookings by a wide margin.
  2. Add windows while we're already there. Exterior glass is the cheapest add-on we sell, because the truck, the water and the crew are already on your property. Here's what our window cleaning in Dayton includes.
  3. Get on an annual cycle. Yearly maintenance washes are quick and cheap; ten-year rescue jobs are neither.
  4. Organize your street. Get two neighbors to book the same morning and everyone's number drops.

Where these numbers come from

These are the ranges A Team Contracting quotes in Miami and Montgomery counties as of November 2026, published so you can compare before you call anyone. They're ballparks, not a contract, your exact price is confirmed on site, in front of you, before any work starts. It doesn't change after the job.

Free re-clean if growth comes back

If algae or mildew returns on a house wall we washed within 12 months, we re-clean that wall free. If black streaks or moss return on a roof we soft washed within 24 months, we re-clean that roof free. Send photos for an exact quote before we schedule.

Pressure Washing Prices FAQ

The questions we get asked before every single quote.

Most residential driveways in the Dayton area run $150–$300. A standard two-car driveway of roughly 500–600 square feet usually lands at $150–$225; a three-car or extended drive of 600–1,200 square feet runs $225–$300. Heavy oil staining, rust or a slab that hasn't been cleaned in a decade pushes toward the top of the range.
A full exterior wash, house, driveway and walks together, typically runs $300–$600. House washing alone runs about $250–$400 for a single-story and $350–$600 for a two-story, depending on square footage and how much algae has built up.
For flat concrete, $0.15–$0.35 per square foot is the honest working range in this market. For house washing, figure $0.15–$0.25 per square foot of wall area. Per-square-foot math is useful for sanity-checking a quote, but almost nobody prices a real job purely that way, access, height, staining severity and setup time all move the number.
Usually one of three reasons: no insurance, no surface cleaner, or no detergent. An uninsured operator with a box-store machine and a wand tip can underbid anyone, and will leave you striped concrete, damaged mortar, or a claim you're personally exposed on if they get hurt on your property. Ask for proof of insurance before you compare prices. We'll hand ours over before the job starts without being asked twice.
Substantially. Most of the cost of a small job is getting there and setting up, truck, hoses, water hookup, chemical mix. Once we're on site and running, adding the walkway, the patio or the windows costs a fraction of what a separate visit would. Bundling is the single biggest lever you have on price.
No. Use the instant estimator and you'll have a ballpark in about a minute without talking to anyone, or call (937) 777-9093 and we'll walk through it. The on-site number is confirmed before any work starts, and it doesn't change afterward.
Our prices don't change by season, but availability does. April through June is the busiest stretch of the year in the Miami Valley and the schedule fills weeks out. Booking a wash in late summer or early fall usually means you get the date you want.
Height and access are the two biggest. Three-story elevations, steep or unstable ground, no water spigot within reach, or a slab with years of oil, rust or paint overspray all add labor. We flag anything like that before we start, not on the invoice.
Around Dayton and Tipp City, gutter cleaning runs $100–$200 for a single-story or two-story home. Linear feet, height, number of downspouts, guards that have to come off, and how long it's been all move the number. Gutter face brightening is a $75–$150 add-on. See the full gutter cleaning price guide, or read how our gutter cleaning in Dayton works.
In the Miami Valley, roof washes start at $499 for a typical asphalt shingle roof. Size, pitch, how much growth is on it and access move it from there. Roofs are soft washed, never pressure washed, because high pressure strips the granules off shingles.
For Dayton-area homes, house soft washing runs about $250–$400 for a single-story and $350–$600 for a two-story, or roughly $0.15–$0.25 per square foot of wall area. Siding gets a low-pressure soft wash, not a pressure washer.
Here in the Dayton area, a patio or pool deck up to about 400 square feet runs $125–$250. A front walk or sidewalk of 100–300 square feet runs $75–$150. Adding either to a driveway wash costs less than booking it separately.
If algae or mildew returns on a washed house wall within 12 months, we re-clean that wall free. If black streaks or moss return on a soft-washed roof within 24 months, we re-clean that roof free. Snap a pic and we will confirm whether it is covered.
Around the Miami Valley, pavers, brick and stone flatwork run about $0.25–$0.50 per square foot. Joints take longer than flat concrete, which runs $0.15–$0.35 per square foot.
