The sun sits low this time of year. It hits your windows at an angle and shows every streak, spot and cobweb, right about when family starts showing up for Thanksgiving.

I'm Anthony. A Team Contracting is family-owned, based up I-75 in Tipp City, and we're in Dayton most weeks. Snap a pic of the front of the house and I'll give you a straight price.

Short answer

A Team Contracting cleans residential windows across Dayton. Exterior window cleaning usually runs $125-$300 per home and covers the outside glass, screens and tracks, upstairs included. Inside glass is available when you ask. We work year-round as long as it isn't freezing, and fall before the holidays is one of the best times to book.

What a Dayton Window Cleaning Includes

Window cleaning is its own service for us, not something we rush through at the end of a house wash. Here's what a standard Dayton job covers:

  • Exterior glass, first floor and upstairs. The second story is part of the job.
  • Sliding doors and French doors, same as the windows.
  • Screens, taken out and cleaned separately so they stop blocking light.
  • Tracks and frames, wiped out so the windows slide and seal.
  • Purified-water finish, so the glass dries clear instead of spotted.
  • A walkthrough before we leave. If something isn't right, we fix it on the spot.

Inside glass is only done when you ask. Tell us when you book. For inside work, someone needs to be home. For exterior-only jobs you don't need to be home at all, and we'll send before and after photos when we're done.

One thing we never do: put a pressure washer on glass. Windows get window tools. If you want the why, it's in our post on fall window cleaning in Dayton.

Dayton Windows Aren't All the Same Job

A house in Belmont or South Park is a different job than a newer two-story out in Kettering or Centerville. In the older city neighborhoods, including the Oregon District and the streets around the University of Dayton, we often find original wood sash, storm windows over the main glass, and storm tracks packed with grit and dead bugs. Clean the glass and skip the track, and the first rain washes that grit right back down the pane.

The suburban two-stories have their own thing: big upstairs windows over a porch roof or a drop-off that most people can't safely reach. That second-story glass is usually the dirtiest on the house, because nobody has touched it since they moved in.

That's why we ask what you've got before we price it, instead of counting windows from the curb. Single or two-story, roughly how many windows, and whether there are storms. A photo usually answers all three.

Hard water is the other Dayton factor. Our water is hard, so glass that gets rinsed with the hose or hit by sprinklers dries spotted. The full story on that is in our fall window cleaning guide.

What Window Cleaning Costs in Dayton

Exterior window cleaning usually runs $125-$300 per home, depending on the house. That's the same range on our full price guide, and most homes take one to three hours.

What moves your number:

  • How many windows and how big they are.
  • Single or two-story. Upstairs glass takes more reach and setup.
  • Screens and storm windows, and how many of them there are.
  • Heavy hard water buildup. Light spots come off with a normal cleaning. Years of sprinkler spots can take a special treatment, and we'll tell you what will and won't come off before we start.

You get the exact price before we start, from a photo. No surprises on the invoice. Want it on autopilot? Our Clean Club does windows twice a year at 10% off.

Holiday Hosting and Listing Photos

If you want clean glass for Thanksgiving on November 26, book from late October through mid-November. We keep cleaning windows into winter as long as it isn't freezing outside.

Selling this fall? Get the windows done before the photographer comes, not after. Dirty glass shows up in listing photos, especially a sunny front shot. We do it as part of a listing-prep exterior clean.

Why fall works so well for glass is covered in our post on fall window cleaning in Dayton.

Add It to the Gutters or House Wash

If we're already at your place for something else, adding windows costs a lot less than a separate trip, because the truck and crew are already there. Fall is when most people book their gutter cleaning in Dayton, and a house wash before the windows means the runoff from the siding doesn't land on clean glass. If the roof needs it too, here's how a roof and gutter visit works.

"Siding was dull and streaked, gutters were full of gunk, windows looked hazy. Now the whole place looks fresh and clean."
