Why listing photos punish a dirty exterior
MLS and Zillow crop tight on the front elevation. Green film on vinyl, mildew in the shade band, and roof streaks read as “deferred maintenance” even when the house is solid. A driveway with algae and wand marks does the same for the approach.
Buyers don’t need a facility report to notice. They need one scroll. Soft wash removes algae on siding and roofs. Soft wash now — before winter locks that stain in — if you’re listing into fall or early winter. Concrete still gets pressure wash. Wrong method on the wrong surface shows up in the close-ups.
The listing-prep split (don’t let one-method crews “save time”)
Hard rule on every A Team ticket:
- Siding and roofs → soft wash (low pressure + detergent that kills algae at the root)
- Driveways, sidewalks, patios → pressure wash / concrete wash (force + surface cleaner)
- Windows → exterior glass finished for photo day
- Never soft-wash language on concrete. Never high pressure on vinyl or asphalt shingles.

Agent checklist: what to book before photos
1. Soft wash the elevations (and the roof if it’s streaking)
North walls in the Miami Valley go green first — shade plus humidity from the Great Miami and Mad River valleys. Soft wash lifts algae and mildew without driving water under the laps. Black roof streaks (Gloeocapsa magma) are soft wash only. High pressure strips UV granules and shortens roof life.

2. Pressure wash the driveway, walks, and apron
Concrete needs a surface cleaner — not a freehand wand that leaves zebra stripes in the listing hero shot. Algae on walks is slick and shows as neglect in the approach photos. Same visit as the house wash is normal; two methods, one crew.
3. Windows for photo day
Streak-free exterior glass is the cheapest “make the whole house look sharper” add. Buyers and photographers notice filmed storms and upstairs panes. Bundle windows with the wash while we’re already on site. Window detail: window cleaning.
4. Timing relative to list date
Ideal window: finish exterior wash 2–5 days before professional photos so the surfaces dry, beds look reset, and nothing has had time to re-film. If frost is in the forecast, soft wash while detergents still work — soft wash removes algae; soft wash now — before winter locks that stain in. Don’t wait for a May listing if the north wall is already green in October.
How a listing-prep visit runs
- Scope by surface — elevations soft wash; hardscape pressure; windows if on the ticket. We confirm on site before we start.
- Protect — plants pre-wet and covered; fixtures and openings checked.
- Soft wash / dwell / rinse — chemistry on siding and roof; controlled rinse top down.
- Pressure wash flatwork — surface cleaner on drive and walks; no wand tiger stripes for the camera.
- Windows — exterior glass finished when bundled.
- Proof — before-and-after so you can show the seller (and the broker) what changed from the street.

- Private street names or neighbor addresses in public copy
