Why fall is the soft-wash window

Ohio summers feed algae. Heat, humidity, shade — especially on north walls near the Great Miami and Mad River valleys. By September the growth is visible. By November the calendar is closing.

Below about 40°F, detergents lose punch and rinse water turns into ice on walks and ladders. We book exterior soft wash while the weather still cooperates — roughly April through November — and fall is the underrated slot. Spring is booked. Fall still has dates.

Hard rule, same on every job:

• Siding and roofs → soft wash (low pressure + detergent that kills algae at the root).
• Driveways, sidewalks, patios → pressure wash / concrete wash (force + surface cleaner).
• Never soft-wash language on concrete. Never high pressure on vinyl or asphalt shingles.

Soft wash runs roughly 100–500 PSI at the surface — garden-hose force — with dwell time before rinse. Pressure washing runs 1,500–4,000 PSI and belongs on hard flatwork.

What winter does to untreated algae

Green film on siding and black roof streaks (Gloeocapsa magma) are living organisms. Pressure alone scrapes the top layer. Roots in the pores stay. They come back.

Through winter:

1. Moisture hangs longer on shaded elevations.
2. Freeze–thaw works organic stain into pores and chalked finishes.
3. Spring pollen lands on last year’s leftover growth — so the house looks dirty faster.

A proper soft wash kills the organism. Typical hold on siding in this climate is about 12–18 months when the method is right. Roofs are a longer cycle after a real soft wash — not a pressure blast.

Vinyl and aluminum siding — algae and mildew in the shade bands. Soft wash lifts the film without driving water under the laps.

Painted wood and brick walls — force strips paint and chews mortar. Soft wash keeps pressure minimal.

How a fall soft-wash visit runs

1. Protect — plants pre-wet and covered; fixtures and openings checked.
2. Apply and dwell — biodegradable detergent at low pressure. Chemistry does the work.
3. Rinse top down — controlled rinse; beds flushed again.
4. Roof if needed — same soft-wash principle, never a power washer on shingles.
