Every Surface Your Customers Walk Past

Your building's exterior is the first thing anyone judges you on and the last thing anyone budgets for. It's also the cheapest impression you'll ever buy.

🅿️

Parking Lots & Garages

Oil drips, tire rubber, leaf tannin and salt residue lifted from asphalt and concrete. Striping stays legible, lot stops looking abandoned.

🏪

Storefronts & Sidewalks

Entry concrete, walkways, columns and the black spots of ground-in gum that make an otherwise nice entrance read as neglected.

🍔

Drive-Thru Lanes

The greasiest concrete on any property. Degreaser with real dwell time, not cold water at high pressure.

🗑️

Dumpster Pads & Corrals

Health-inspection territory. Degreased, washed and deodorized on a recurring schedule so it never becomes a problem.

🚛

Loading Docks & Service Areas

Dock aprons, ramps, bollards and the back-of-house concrete nobody looks at until an inspection.

🏢

Building Exteriors

Brick, block, EIFS, metal panel and vinyl — soft washed at the pressure the material can take.

⛱️

Awnings & Canopies

Fabric and metal awnings, gas canopies and drive-thru overhangs cleaned without tearing or fading the material.

🏘️

Apartments, Condos & HOAs

Building siding, breezeways, mailbox kiosks, pool decks and community sidewalks on a rolling schedule.

🪟

Storefront Glass

Exterior glass and frames finished with purified water — no hard-water spotting on a full-height window wall.

Predictable, Scheduled, Invoiced

No surprise crews, no surprise invoices, no interrupting your customers.

Walk the property

We map the zones, note the storm drains, and price each area separately so you can see what you're buying.

Set the schedule

Different zones, different frequencies. The dumpster pad doesn't need what the facade needs.

COI and access

Certificate of insurance naming your entity, plus keys, codes or gate arrangements sorted before day one.

Work your window

Before open, after close, or weekends. Your customers don't see us and neither does your foot traffic.

Photos and invoice

Before-and-after photos with every visit so whoever signs off has proof without driving out.

The Cheapest Marketing on Your P&L

Nobody has ever chosen a restaurant because the sidewalk was clean. Plenty of people have driven past one because it wasn't. A black-stained entry, a greasy drive-thru lane and a dumpster corral you can smell from the parking spaces all say the same thing about how a business is run, and they say it before anyone reads your sign.

Commercial exterior cleaning is also the rare line item where deferring it costs more. Ground-in grease bonds harder every month. Leaf tannin etches into concrete over a season. Organic growth on a north-facing wall gets roots into the substrate. A quarterly maintenance visit is a fraction of what a rescue job costs after three years of nothing.

Property managers and multi-site operators

If you're running several locations across the Miami Valley, we'll price them as a portfolio and run them on a rotating schedule with consistent documentation for each site. One point of contact, one invoice format, photos attached to every visit.

Commercial Pressure Washing FAQ

What property managers and owners ask before the first walk-through.

That's how most of our commercial work gets done. Storefronts, restaurant patios and drive-thru lanes get cleaned before opening or after close; office and industrial lots get done on weekends. Tell us your window and we'll schedule inside it.
Yes and yes. A Team Contracting is fully insured and we'll send a certificate of insurance naming your entity before the first visit. Most property managers ask for it; we don't need chasing.
Depends on traffic. Restaurant and grocery entrances and dumpster pads usually want monthly or quarterly. General storefront sidewalks and parking areas do well quarterly to twice a year. Building exteriors and awnings are typically annual. We'll walk the property once and give you a schedule per zone rather than one blanket number.
Yes. Gum and ground-in grease need hot water or a dedicated degreaser with dwell time — plain cold pressure just polishes them. Drive-thru lanes and dumpster pads are the two heaviest degreasing jobs on most properties and they're the ones customers notice most.
Regularly — building siding, breezeways, mailbox kiosks, pool decks, sidewalks and lots. Multi-building properties are usually best on a rolling schedule so the whole community isn't disrupted in one week. We'll price it per building and per zone so the board can see exactly what it's buying.
We ask about the site's storm drain layout before we start and plan the work around it — controlling flow, using containment where a jurisdiction requires it, and keeping degreasing work away from open inlets. If your municipality or your lease has specific requirements, tell us up front and we'll work to them.
Commercial work is priced per property after a walk-through, because a 4,000 sq ft storefront sidewalk and a 40,000 sq ft lot have nothing in common. Recurring contracts price lower per visit than one-off calls. Our residential price guide gives you a feel for the per-square-foot math either way.
