US-40 — the old National Road — still runs through the middle of town. I-70 sits on the north edge. That combination is why Englewood exteriors collect two different kinds of dirt at once.
Most of the Miami Valley is a biology problem: green algae and black streaks feeding on shade and moisture. Englewood has that too, especially on the north walls that sit toward Englewood MetroPark and the Stillwater River, where the air stays damp longer after a rain.
It also has a road-film problem. National Road and the interstate throw tire rubber and brake dust onto the walls and glass that face them. Rinse that with plain water and you mostly relocate it. It needs a detergent that lifts the oil so the rinse can carry it off.

Our shop is in Tipp City. Englewood is a normal run down toward I-70 — not the five-minute hop Troy is, and not the Greene County drive Fairborn is. We would rather say that than pretend we are around the corner.
What it does not mean is a surcharge. Englewood is priced the same as Tipp City or Vandalia. You get the whole number before anyone starts, and it does not move on the day. Final price confirmed on site.
