More Glass Per House Than Anywhere Else We Work

Beavercreek's newer subdivisions have more window area than any of our Miami County towns, and a lot of it is high up.

Two-story entries with a tall window over the door. Transoms above the front door and the garage. Great-room walls with stacked panes running up to a vaulted ceiling. Sunrooms and four-season rooms on the back. It looks superb and it is a genuinely bigger job than a ranch with eight openings at head height.

The entry glass is the one that matters most. It is the most visible window on the house, it is directly above where every visitor stands, and it is the one nobody has touched since they moved in — because it needs either a pole or a ladder and most people quite reasonably decide it is not worth it. That is included in what we quote, not added on the day when we discover it.

The older ranches are a different, easier job

Out on the postwar streets the glass is mostly at head height, often big picture windows and sliders. Access is easy, which keeps the price down, but the panes are large enough that any streak is obvious — which is where the purified-water rinse earns its keep.

Hard Water, Not Dirty Glass

Water here comes up through limestone, so it carries dissolved calcium and magnesium. Wash a window with it and the water evaporates while the minerals stay put, as the white haze people read as "still dirty".

South-facing glass is always the worst because it dries fastest, so the minerals set before anyone can wipe them off. It is also why a careful DIY job with a bucket and hose can leave glass looking worse than before it was started.

Exterior glass gets rinsed with purified water that has had the minerals stripped out. Nothing is left to dry, which is why we do not towel the outside — there is nothing to towel.

What It Costs in Beavercreek

From $143 for a small single-story, which covers the older ranches. A second floor adds roughly 45% for the reach and setup, and the larger newer houses land higher again because there is genuinely more glass. We price on what is there rather than a flat per-window rate.

Bundling saves 12%. Windows with a house wash, or with the driveway, on one visit is the cheapest way to buy both.

Window Cleaning in Beavercreek — FAQ

Straight answers. If yours isn't here, call or text (937) 939-2936.

Glass area and reach, almost always. Beavercreek's newer subdivisions run to two-story houses with tall entry windows, transoms over doors and a lot more pane per house than a 1960s ranch. More glass and more of it out of reach is genuinely more work, which is why we quote on what is there rather than a flat rate.
Yes. Two-story entry glass and transoms are the ones nobody has cleaned since they moved in, and they are the most visible windows on the house. We reach them from the ground with water-fed poles where the access allows and ladder them where it does not.
Hard water. It comes up through limestone here carrying dissolved calcium, and when it dries on the pane the minerals stay behind as white haze. We rinse exterior glass with purified water that has had those minerals stripped out, so it dries leaving nothing at all.
Screens come out, get washed and dried, and go back in. Sills and tracks get wiped as we work. Putting a dirty screen back over clean glass undoes the job the first time it rains.
Common on the bigger Beavercreek houses and yes, they are included. They are also usually the dirtiest glass on the property because they get sun on all sides and nobody opens them.
Yes. Interior glass is done differently since we are not spraying purified water near your furniture, but the finish matches. Most people do both once, then keep the exterior on a schedule.
Yes, though it is worth doing anywhere we work rather than a distance thing. If two or three houses on the same street want the same day it is a better trip for us and we price it accordingly.
Yes. It is a proper drive from Tipp City rather than a hop, and we would rather be straight about it than claim we are around the corner — but we are down in Greene County most weeks anyway, so there is no travel charge. The price is quoted before we start.
