Three Generations of Window in One Town

Fairborn's glass falls into three groups, and they are not the same job. Anyone quoting a flat per-window price without asking which you have is guessing.

Original wood sash on the older stock

Scattered through the older streets, including the houses that were physically moved over from Osborn in the 1920s. These have real putty holding the pane, and on an original sash that putty can be brittle or failing. The glass gets worked; the putty stays dry. If something is crumbling we tell you rather than finding out the hard way.

Aluminum triple-track storms on the base-boom streets

The 1950s and 60s neighborhoods are full of them. The track at the bottom collects grit, paint flakes and dead insects, and every time it rains that drains straight back down the pane. Clean the glass and leave the track and it looks dirty again within a fortnight, which is why people assume storms just get filthy fast. They do not; the channel is loading them.

Modern replacements on everything since

Most houses have had windows put in at some point, at different times and to whatever standard was normal that decade. Plenty tilt in, which sorts the inside. The outside still has to be reached.

The Water Is the Problem, Not the Glass

Water here comes up through limestone, loaded with dissolved calcium and magnesium. Wash a window with it and the water goes but the minerals stay, as the white haze people read as still dirty.

It is why a careful job with a bucket and a hose can leave glass looking worse than before it was touched, and why south-facing panes come out worst — they dry fastest, so the minerals set before anyone can wipe them off.

Exterior glass gets rinsed with purified water that has had those minerals stripped out. It dries leaving nothing at all, which is why we do not towel the outside.

What It Costs in Fairborn

From $143 for a small single-story. A second floor adds roughly 45% for the reach and setup. Storm windows and original sash are priced on what is actually there, because half the town has one and half has the other.

Bundling saves 12%. Windows with a house wash, or windows with the driveway, on one visit is the cheapest way to buy both.

Window Cleaning in Fairborn — FAQ

Straight answers. If yours isn't here, call or text (937) 939-2936.

Yes, and carefully. On the older stock — particularly the houses that came over from Osborn — the glazing putty holding the pane can be brittle or original. We keep the putty dry, work the glass rather than the frame, and flag anything crumbling so you know before it becomes a repair.
Very common on the base-boom streets, and the track matters more than the glass. The channel at the bottom fills with grit and dead insects, then drains it back down the pane the first time it rains. We clear the track as well as cleaning both surfaces, otherwise the job undoes itself.
Hard water. The water here comes up through limestone and carries dissolved calcium, which stays behind on the pane after the water evaporates. That is the white haze people read as 'still dirty'. We rinse exterior glass with purified water that has had the minerals stripped out, so nothing is left to dry.
Yes, and it is included rather than added at the door. Most upper sashes on a two-story Fairborn house have never been cleaned outside.
Screens come out, get washed and dried, and go back. Sills and tracks get wiped as we work. A clean screen over clean glass is the whole point — a dirty one undoes it on the first rain.
Yes. Interior glass is done differently since we are not spraying purified water near your furniture, but the finish matches. Most people do both once and keep the exterior on a schedule.
Spring or early autumn. Winter puts salt and road film on everything and summer bakes pollen onto the glass, so cleaning either side of those gives the longest run of clear windows.
No. It is a proper drive from Tipp City rather than a quick hop, and we would rather say so than pretend — but we are in Greene County most weeks anyway, so there is no travel charge and nothing added for the distance. The price is quoted before we start and does not change on the day.
