What Troy Homes Actually Need
Troy isn't one housing stock, it's three — and each one wants a different pressure setting. Guessing wrong is how driveways get striped and mortar joints get blown out.
The historic core: West Main, Public Square, Franklin Street
The brick and stone homes ringing the Public Square fountain were built when mortar was lime-based and soft on purpose. A 3,500 PSI wand will strip those joints in a single pass and drive water into the wall cavity. Everything we do downtown is a soft wash — low pressure, masonry-safe detergent, dwell time, gentle rinse. Slower, but the wall is still there in twenty years.
The post-war ring: Nottingham, Westbrook, Meadow Lakes
Mid-century ranches and split-levels with aluminum and early vinyl siding. Aluminum from this era chalks — run your hand down it and you'll get a white powder. Pressure washing chalked aluminum grinds the oxidation into a streaked mess. It needs a detergent soak and a rinse, not force.
The newer subdivisions: Peters Road, Barnhart Road, Stonebridge
Broom-finished concrete from the 1990s and 2000s, now shaded by maples that were saplings when the driveways were poured. The north and east edges stay damp all day and grow the green-black film first. This is the classic Troy call, and it's a surface-cleaner job — a spinning bar that cleans edge to edge with no wand marks.
One thing every Troy address shares: hard water
Miami County draws from the Great Miami buried valley aquifer, which runs through limestone. That water is loaded with dissolved calcium, and when it dries on glass it leaves the white spotting people mistake for dirty windows. It's why we rinse exterior glass with purified water instead of your spigot — and why a garden-hose rinse after a DIY wash can look worse than before you started.
