Why Your Street All Has the Same Problem

Charles Huber's company built more than 10,700 single-family houses here between 1956 and 1992, to a small number of plans. That history is written all over the exteriors.

On most streets you are looking at one house repeated: the same brick, the same roof pitch, the same overhang, often the same orientation to the sun. So when the black streaking starts on the north slope, it starts on the north slope of every house on the road, in the same year, at the same rate.

People take that personally. They assume they have let things go, or that their roof is failing early. It is neither — it is thirty to seventy years of identical buildings weathering identically. It also means we can walk one house and know what the other nine look like, which is why booking with neighbors works better here than anywhere else we go.

Those Black Streaks Are Alive, and They Cost You a Roof

The dark staining running down the north-facing slope is Gloeocapsa magma, a cyanobacteria. Not dirt, not mold, not "just staining".

It matters because of what it eats. Modern asphalt shingles use limestone as a filler, and the bacteria feeds on it. It also holds a film of moisture against the shingle surface, which speeds up granule loss. Granules are the shingle's sunscreen; once they go, the asphalt underneath bakes and the roof ages fast. A streaked roof is not just an appearance problem, it is a roof spending its life faster than it needs to.

It comes off with low-pressure chemistry — the solution kills the organism and rain rinses the remains over the following weeks. What it does not need, ever, is a pressure washer. High pressure blasts granules off by the handful. The roof looks spotless that afternoon and you have taken years off it.
